Interaction of IV Year B. Arch with PMPML CMD Mr. Shrikar Pardesi - 27/12/2014

On Saturday 27th Dec 2014, Faculty & Students of PVP College  of Architecture , an Institute of Architecture based in Pune met the CMD of PMPML – Mr ShrikarPardeshi. PVP College of Architecture is a University of Pune affiliated college offering 5 years of degree course in Architecture.

As part of the curriculum of 4th year B.Arch course- Design Studio, the Institute is exploring the aspect of the development of the various PMPML Bus Terminals & Depots with an additional FSI of 2.5 which according to PMPML will help generate the revenue required to get out of the financial losses & deficit, that they are facing during their day to day operations in Pune. The faculty team lead by Ar. Prof. Prasanna Desai - Architect, Urban Designer and Director PVP College explained Mr. Pardeshi, how a student level on ground studies and design exploration will give fresh possibilities and strategiesnon Evolving an Integrated Model for Development of PMPML Bus terminals and Depots in Pune. The faculty team members Ar. Hrishikesh Ashtekar, Ar. Garima Buragohain and Ar. Aditya Inamdarput forward an idea to PMPMLof a vision for Pune City on the concepts on "Transit Oriented Development", with arterial roads as major movement corridor and PMPML Bus Terminals acting as "Centre for Development" for each part of Pune City. 

Mr Shrikar Pardeshi welcomed the initiative taken by PVP College of Architecture & PMPML is looking forward to the 'Design solutions' by the budding Architects. Mr Pardeshi discussed in detail the various issues the PMPML is facing & according to him such a kind of joint development will help in generating sustainable income for PMPML employees & operations. He encouraged the students to put forward the “Gains & Losses” to PMPML of the various proposals social as well as financial & also asked students to study case examples in the World & even in India like the city of Bangalore, where such models have been already followed. He also explained that it is very important to study the “Usage Pattern” in every area of Pune which will help in successfully determining the revenue generating components which apart from generating income will be for the common good for people.

Mr Shrikar Pardeshi raised a question about the important sources of income and revenue generators for PMPML. He put forward an idea to create a sustainable source of income, as a long term way of handling sources and assets of the PCMC and PMC. He also put forward the idea to decongest the central part of the city, by proposing shuttle services. In 2013-2014, 660crores was the estimated cost, out of which 440crores was the income, and a loss of 220crores was made. Due to the fare hike, the loss has been reduced to 150crores.

He also explained the reason to propose New Development Control Rules, where commercial viability and environmental sustainability address the concern for revenue. Solutions should be made on the present acquired land of PMPML, and discuss how it should create a “Public Hub” by proposing commercial land usage and financial patterns of BOT and Lease Out ,which would also help in generating revenues and bring the maximum value.

Ar. Prasanna Desai discussed the necessity of creating a transit and transitional hubsfor the city, which would be a seamless multimodal connectivity of two-wheelers, four-wheelers and PMPML buses. This would be an efficient way of transport for the city of Pune, where people have the facility to switch their mode of transport.

Prior to the meeting, the faculty team  & students of PVP also had a detail interaction with the CEO of PMPML –Ms MayuraShindekar, who gave valuable information to the students about the systems of operations of PMPML  buses& about the various lands in different areas of Pune, where this kind of development model can be explored as a design exercise.
